Before any of our clients purchase a property or engage in a project, our legal team working together with our real estate broker perform an in depth analysis of the property and its proposed use. This includes a title search and full legal review of the properties current and past owners, tax history, prior uses, any past or future environmental issues, current and future zoning, access and traffic issues, availability of utilities and sewer services, Impact fees, environmental issues, elevation and setback requirements, easements, availability of any government incentives to develop the property. And determination if the property is suitable for the buyers proposed purposes.
Similar to our design capabilities, our construction services are second to none. We have a wide range of contractors. These include small custom builders who can build small projects very economically. We also have some of the largest and most successful general contractors who have built dozens of multimillion-dollar projects and have the expertise to build any size and style of project.
One of the most important services the Consortium provides is project management. Professional and experienced project management is the key to the success of any project. Our management services include initial management of the concept development and due diligence, the overall project management, the financial management of the project, the bid supervision and provided selection process, the construction management and the sales and marketing management. We can manage any project from concept to final owner occupancy. This is part of our turnkey capability.
Zoning & Permits
Our land planners and real estate attorneys, work hand in hand with our engineers and architects to assure the successful zoning and permitting of any project. They will perform an in-depth investigation of the current and future zoning of the property and determine exactly if the zoning and permit can be obtained for the desired use of the property. They also will handle the complete re-zoning of any property and obtain all necessary permits for the proposed project.
We provide a comprehensive bid management and review process that will provide the property owner with a clear comparison and analysis of each bid along with a professional and unbiased recommendation.
Our team will create a complete conceptual plan for any project. This includes site plans, architectural renderings and a financial Proforma. These will provide a good indication of the viability of any given project and can be used to perform a thorough test market for any property or project.
Marketing & Sales
We select the best real estate broker and agent in the area that will market and sell the property. We have also developed a comprehensive marketing plan that will actively promote all of the consortiums projects. Include in this is a significant international broker network and multiple social media sites.
